Strata Management Services

Our strata managers work closely with strata councils, keeping them informed and empowered to protect the strata physically, financially and legally – ensuring compliance with ever-evolving strata laws and regulations. 

Strata Management Operations:

Some of the services provided under our management agreement. 

  • Collect monthly strata fees, special levies and miscellaneous charges. Follow-up on collection of delinquent accounts. Deposit funds to strata corporation’s account. (Pre-authorized debit arrangements available.)
  • Collect other charges such as parking or locker fees, fines and arrears when applicable. Maintain records of these.
  • Pay invoices. All invoices approved and paid punctually. All contracted work inspected prior to payment.
  • Prepare monthly income and expense statements. Includes both monthly and year-to-date detail that is easy to read and understand. Helps to measure year-to-date performance against the annual budget.
  • Prepare Annual Budget. Work closely with strata council to prepare an annual budget to meet objectives of the current year and long term goals of the strata corporation.
  • Invest and manage contingency reserve funds to maximize earning potential in a risk free environment.
  • Attend regular strata council meetings to discuss the ongoing operations. We can facilitate on Zoom or in person.
  • File appropriate forms under the Strata Property Act, including Forms B, F, G, H, I and K.
  • Conduct site inspections to ensure maintenance standards are being met.
  • Dispatch maintenance and trades people as needed.
  • General supervision of maintenance and gardening staff.
  • Handle bid process for major repairs, maintenance items or special projects.
  • Ensure contract items are maintained as directed by strata council.
  • Carry out strata council direction regarding enforcement of strata rules and bylaws.
  • Prepare notices, agenda and required information for annual general or special general meetings. Organize meeting times and location.
  • Work with strata council to plan future requirements for the strata corporation’s contingency reserve.
  • Other functions as agreed.
